Yes, variances are required anytime someone wants to construct/install a structure/pool, etc., closer to a neighboring property line than Code allows.

Zoning Board of Appeals approvals expire in one year. If a building permit is issued in that time period, the expiration date of the building permit takes precedence.

Any applications brought before the Zoning Board of Appeals must have a public hearing. The ZBA will review and accept an application at its initial meeting and set a public hearing for the next month's meeting at which time a public hearing will be held and a decision rendered. The Planning Board will hold a public hearing on all required actions once an application is deemed to be complete. The Planning Board does have the authority to waive public hearings in certain cases.
